One source for every public space

One source for every public space

Lobby, all-day dining, bar and private dining usually go to three or four vendors, with three or four sets of finish samples that never quite match. We build the full public-area package in one factory: same fabric lots, same wood stain, same brass tone, one set of shop drawings and one consolidated shipment.

Built to the specification, not near it

Built to the specification, not near it

We work from the designer's FF&E specification and drawings. Every deviation, whether a foam density, a frame joint or a finish code, is flagged on our shop drawing for approval rather than substituted quietly. COM and COL are handled with yardage calculated from the approved drawing.

Contract construction for public-area traffic

Contract construction for public-area traffic

Lobby seating gets used by thousands of guests a year, many with luggage, and almost none sit gently. Our frames are kiln-dried hardwood and plywood, glued, screwed and blocked; seats use high-resilience foam over springs or webbing; and covers are contract-grade with abrasion data supplied.

04How we work
  1. 1

    Specification review

Send the FF&E specification, drawings and quantities. We review constructability, flag gaps or conflicts, and return a priced quote with lead times by item.

  2. 2

    Shop drawings and finish samples

Each item is drawn with dimensions, construction and finish codes. Finish and fabric samples go to the designer. Production starts only on signed drawings.

  3. 3

    Prototype or mock-up

For key pieces we build a pre-production prototype for review in person, by video or at a mock-up room. Comments are folded into revised drawings before the run.

  4. 4

    Production and inspection

Items are produced in our Lecong workshop, checked against approved drawings and samples, photographed and tagged by area, room or zone code for the receiving warehouse.

  5. 5

    Shipping and handover

We load consolidated containers on FOB, CIF or DDP terms, coordinate with your freight forwarder or warehouse, and supply packing lists, assembly notes and care instructions for installers and housekeeping.

07FAQ
Who is Lobby Seat?

Lobby Seat is a product line of EASEN Commercial Furniture, a manufacturer with its own production base in Lecong, Shunde District, Foshan, China. We make hotel public-area furniture to order, including lobby seating, banquettes, F&B outlet furniture, bar seating, host stands and wall panels, and ship it factory-direct to hotel projects.

Do you work with purchasing agents and designers?

Yes. Most of our hotel work comes through interior designers and FF&E purchasing agents. We quote against the FF&E specification, provide shop drawings and finish samples for designer approval, and coordinate logistics with the agent's freight forwarder or receiving warehouse.

Can you build to a designer's custom specification?

Yes, building to specification is the core of what we do. Send drawings and the spec sheet; we return shop drawings showing construction, dimensions and finishes. Any proposed change, such as a different foam density or joinery method, is marked on the drawing for approval, never substituted silently.

Do you accept COM and COL?

Yes. We calculate customer's own material (COM) or customer's own leather (COL) quantities from the approved shop drawings, including repeat, railroading and waste, and send the figure before you order. Material should be shipped to our factory with the project and item references marked on each roll or hide bundle.

What fire standards can your furniture meet?

We specify fire-retardant foams, interliners and contract-grade covers to the destination market's rules on request: for example CAL TB 117-2013 in the US, BS 7176 composites in the UK, and EN 1021-1/-2 in much of Europe. Test reports are supplied for specific items where available. Final requirements are set by the project's fire consultant or authority.

What are your lead times?

Typically 30-45 days for standard designs and 45-60 days for custom work, counted from approval of shop drawings and samples, plus sea transit. Exact dates are confirmed in each quote and can be phased by area to suit a hotel's opening programme.
